What you get on your side
In most cases, the seller pays the buyer’s agent commission, so Deb’s help often costs you nothing out of pocket.
How much do I need for a down payment?
It depends on the loan. Some programs allow as little as 3–3.5% down, and VA or USDA loans may require none. A lender can walk you through options. Deb can introduce you.
Should I get pre-approved before looking at homes?
Yes. Pre-approval tells you your real budget and shows sellers you are ready, which matters in a competitive market.
What are closing costs?
Fees for the loan, title, taxes, and insurance due at closing, often around 2–5% of the purchase price. Deb will help you estimate them early.
How long does it take to buy a home?
Once your offer is accepted, closing typically takes 30–45 days. The search itself can take a few weeks to a few months.
Which school district is right for me?
Seneca Valley, North Allegheny, Mars Area, and Pine-Richland all serve the area. Deb can show you which homes fall into each.
She quickly found me other houses to look at and I found another one even better than the first.Buyer · Cranberry TownshipMore client stories →
